What "gaining share" actually measures

Share is a builder's slice of the work lodged in their own region, compared against the window before. Gaining share means they took more of their local market — which can happen even while their raw job count falls, if the whole region fell further.

That is the point: raw volume tells you about the market, share tells you about the builder. 3,650 gaining against 2,853 losing is a market redistributing, not growing.

Licensed builders by region

Brisbane and the Gold Coast hold four in ten of every tracked builder in the state.

What this means

Builder count is not the same as opportunity. Brisbane has the most builders and the most competition; regions like Cairns and Toowoomba have a few hundred each, which means a smaller field but a thinner pipeline behind it.

Read this against approvals growth in Area Explorer — the Gold Coast carries 1,319 builders against approvals up 73% on the year, which is where the work is.

Still contracting, but far less badly

The Ai Group construction index. Above zero the sector is expanding, below it is shrinking. Only two real readings are published in this feed, so only two are shown.

What this means

The index jumped 36.6 points in a month — a large move — but from −43.5 to −6.9, so conditions are still contracting, just much closer to neutral.

At −6.9 the sector is shrinking even while approvals rise. Approvals are a pipeline measure and this is a conditions measure: builders can be winning approvals and still finding margins, labour and finance hard.

The source publishes the current reading and the month's change, not a back series, so this chart shows two points rather than a trend line invented to look like one.

What this means

Approvals near 18,700 a month, trending up over three years. The January dips each year are the industry shutdown, not demand collapsing.
