Builder count is not opportunity — Brisbane has the most builders and the most competition. Read it against approvals growth in Development Potential.
What this means
Regions like Cairns and Toowoomba have a few hundred builders each — a smaller field, but a thinner pipeline behind it. The Gold Coast carries 1,319 builders against approvals up 73% on the year, which is where the work is.
